Overview

OMNI has been retained by Peterson Properties, Inc. in their search for a Multifamily Regional Property Manager. This position is available due to the pending retirement of the incumbent after a highly successful career with the organization. Peterson Properties, Inc. is a well-respected, privately-held multifamily real estate management firm with headquarters in Shawnee Mission, KS. Our client manages 30+ multi-family apartment complexes throughout the Central Midwest.

 

Reporting to the President/CEO and working in partnership with the CFO, this role will provide effective management of the operations of the portfolio (approximately 10 complexes located in Kansas City, Omaha and Des Moines,) including general administration and maintenance of the properties, leadership of personnel, and development of financial budgets. Responsibilities

  • Partner with company executives and peer Regional Property Managers to oversee operational and financial management of approximately 10-12 apartment communities within an assigned portfolio.
  • Ensure occupancy and financial targets are achieved through leasing and resident retention while maintaining compliance and operational standards.
  • Oversee and contribute to the annual budget process for the assigned portfolio. Prepare weekly and monthly reports and financial reviews.
  • Maintain knowledge of competitive properties and general market knowledge in assigned regions.
  • Leverage human capital talent to execute operational strategies. Hire, train, evaluate, and mentor the team members in assigned portfolio.
  • Manage performance issues in a timely and effective manner. Empower managers to work collaboratively to accomplish business goals.
  • Ensure execution of marketing plans within assigned portfolio. Maintain awareness of market/industry conditions and trends.
  • Ensure resident relations are well managed and meet company standards.
  • Regularly conduct formal site inspections and make appropriate recommendations for repairs or capital improvement projects to management.

Qualifications

  • Demonstrated 10+ years’ experience in multifamily property management required, with minimum five years’ success in portfolio management of 1,000+ units in a multi-site, multi-market setting.
  • Previous success in a leadership position with 5-10 years’ experience managing people with a strong, positive, motivational leadership style.
  • Ability to review, understand and report financial information.
  • Excellent interpersonal communication skills, including the ability to motivate and lead a team and manage resident relations with finesse.
  • Able to multitask and meet deadlines in a timely and organized manner.
  • Excellence in organizational management with strong financial aptitude and analytical skills.
  • Foster a success-oriented, accountable environment within the company. Build trusted relationships internally and externally.
  • Proficiency with MS Office (Excel) and property management software platforms (Yardi preferred).
  • Bachelor’s degree preferred. Industry certification (Certified Property Manager) preferred. Must be available to travel within the Midwest Region an estimated five days per month.
